Thousands of Home Lots in West Placer County on the Block

More than two thousand housing lots in Fiddyment Ranch have gone up for grabs.

Land Advisors Organization has released what the firm calls an exclusive listing of 2,530 residential lots in the second and third phases of the specific plan.

A representative for Land Advisors did not return a call for more information, but the listing states the lots cover 704 acres. Both single-family and multifamily residential units are part of those phases for Fiddyment Ranch, which has 1,700 acres in west Roseville. Lot sizes in those two phases range from 2,000 to 7,000 square feet.

The listing describes the lots as entitled but unimproved. While there’s no price listed, the lots are likely worth hundreds of millions of dollars, given the $19 million a builder paid for 167 lots in Fiddyment Ranch two years ago.

Brokers who follow land sales trends have noted that western Placer County and Roseville in particular have been a hot market for builders in the last few years. While forecasts for future housing demand vary, many believe single-family homes in Roseville will continue to be among the most attractive options for buyers for years to come.

An offer due date for the Fiddyment Ranch lots is to be determined, according to the listing. Interested buyers would have to sign a confidentiality agreement.
