LOCATION
Estrella is located approximately 17 miles west of downtown Phoenix in Goodyear, Arizona, named one of the “Most Livable Cities” in America.  Estrella is close to all the excitement of the city, but still allows residents to enjoy the serenity and privacy of this beautiful community, in the heart of the Sonoran Desert.  Estrella has been designed to create the escape you desire along with a connection to the things you need.

POPULATION/DEMOGRAPHICS
Estrella has approximately 3,600 homes completed with an average occupancy of 3.25 per unit, equating to 11,700 people residing in Estrella.

MASTER PLAN
Estrella’s master plan encompasses everything buyers would hope to find in a planned community. Well-designed communities with state-of-the-art and resort-inspired amenities are complemented by beautiful parks, lakes, open space, schools close to home, a fire and police station and conveniently located commercial areas. This spectacular 12,000-acre master planned community will ultimately consist of approximately 41,000 homes and several million square feet of retail shopping.

HOMEBUILDERS
Estrella offers homes by highly-regarded builders including AshtonWoods Homes, Taylor Morrison, Rosewood Homes, William Ryan Homes, and Joseph Carl Homes. With one and two-story homes ranging in size from 1,189 to just under 4,000 square feet, Estrella’s builders offer a wide range of floor plans and some of the highest quality homes available today.

Estrella was awarded Best Master Planned Community in Arizona by Ranking Arizona magazine 2006-2009.  In 2009 Estrella had 308 resale closings and 89 new home sales.  Sales have increased significantly on a year over year basis from 2009 to 2010.  There have been 77 sales year to date (6/21/10) in 2010 compared to 44 sales for the same period in 2009.  In 2010, two new communities within Montecito will open for sale, introducing Richmond American and Maracay with additional entry-level product offerings within the community.

CUSTOM HOMESITES
Nestled among desert hills and washes, tall saguaros, vibrant Palo Verde trees and flowering cacti, Estrella provides the perfect canvas for a custom home creation. Custom home sites that are currently available within Estrella range from three-fourths of an acre to just under two acres.

COMMUNITY FEATURES:

  • HOMEOWNERS ASSOCIATION
  • To help ensure the long-term quality of the community, Estrella is governed by a homeowners association. Monthly fees include maintenance of the community’s common areas (lakes, open space and parks), exciting community events and access to the state-of-the-art Starpointe Residents Club. Estrella has contracted with Capital Consultants Management Corporation for the purpose of providing community management services. Capital Consultants Management Corporation maintains regional offices in Phoenix, Dallas and Las Vegas with additional operations in Tucson, Santa Fe, Orlando, Tallahassee and St. George (UT). Current HOA fees are $237 per quarter.


  • OUTDOOR AMENITIES
  • Estrella offers acres of parks and open space, including the expansive North and South Lakes, an 18 hole championship golf course, and a number of scenic hiking trails. Reserved exclusively for use by residents and their guests, Estrella’s 72 acres of lakes are perfect for boating, fishing or walking the 2.5 miles of promenade paths. Estrella’s Yacht Club provides free use of kayaks, water trikes, canoes, sailboats and paddleboats for residents and their guests. Community parks include large grass areas, baseball fields, including an Arizona Diamondbacks baseball park, basketball, tennis and volleyball courts, as well as picnic tables, ramadas and barbeque areas. The natural grass amphitheater provides an ideal setting for outdoor concerts and other special events.

    The community shares a five-mile eastern boundary with the 19,840-acre Estrella Mountain Regional Park. The Park has over 33 miles of trails for horseback riding, hiking and mountain biking. Hiking trails range in length from 2.3 miles (Baseline Trail) to 8.8 miles (Pederson Trail) and range in difficulty from easy to strenuous.

    The Gila River which flows through Estrella Mountain Regional Park is home to several types of native and non-native fish. Hundreds of visitors enjoy the “catch and release only” fishing every year. The rodeo arena located within Estrella Mountain Park is perfect for any type of equestrian competition or rough stock event. It is a full-scale set-up, and perfect for amateur, youth, and professional competitors. The park also offers lighted ball fields, horse staging area, picnic tables, grills, playgrounds and shaded armadas.

  • STARPOINTE RESIDENTS CLUB
  • On the shore of North Lake rests the Starpointe Residents Club, a 24,400-square foot fitness center and StarSplash Waterpark, offering a resort-style pool, two waterslides, the “Big Dipper” and a heated outdoor lap pool. Inside the Club is a library with big-screen TV, café, aerobics room, state-of-art fitness equipment and meeting/banquet rooms to fit any need.


  • GOLF CLUB OF ESTRELLA
  • Wrapped in the beauty of a natural desert environment, the Golf Club of Estrella provides a challenging round of golf on an awardwinning Nicklaus Design course. With four different tee placements, the course accommodates golfers of all types, from junior to championship. The Par-72, 18-hole championship course spans 7,139 yards and was rated by Golfweek magazine as one of the best public courses in the country, as well as one of America’s top 100 residential courses. It is also ranked among the 10 best public courses in Arizona by Golf Magazine.


  • SCHOOLS
  • Estrella features two K-8 elementary schools rated highly performing and excelling—both part of the Liberty School District. The Estrella Foothills High School is excelling and part of the Buckeye Union High School District.


  • COMMUNITY CONVENIENCES
  • Elliot Market, the community’s old-fashioned general store, offers a wide range of groceries, household items, gifts and fueling station.


  • COMMERCIAL AND RETAIL ACTIVITY
  • With the projected growth of Estrella and its neighboring communities, the broad trade area is currently over 16,000 residents and projected for over 200,000 in the next 25 years.  The 165,000-square-foot specialty retail center incorporates a sustainable design concept with eco-friendly plants, low-water native vegetation, and energy-efficient, insulated glass.  A 50,000 square-foot Safeway Supermarket will anchor the recently completed first phase of 100,000 square feet within the Mountain Ranch Marketplace retail center, with a grand opening scheduled in October 2010.
